HVAC Maintenance, The Way Your Equipment Manual Says It Should Be

Twice-yearly tune-ups, real 28-point inspections, priority scheduling. Most HVAC maintenance plans are a name on a clipboard and a $12 capacitor check. Ours is the actual list of items the manufacturer expects done every year - measured, documented, and signed off. Skip maintenance, lose efficiency and lifespan. It's that simple.

Why Maintenance Matters

Four Things Skipping HVAC Maintenance Will Cost You

Maintenance isn't a sales-script add-on. It's the difference between a system that lasts its rated lifespan and one that dies young. Here's the actual math on what skipping it costs.

5yrs

Lost Lifespan

Unmaintained systems die 3-7 years earlier. A 15-year system you got 10 out of cost you twice as much per year.

30%

Efficiency Loss

Dirty coils, low refrigerant, and clogged filters drop efficiency 20-30% over a few years. Your bill knows.

2x

Repair Frequency

Maintained systems get one repair every several years. Neglected ones get two or three a year - each more expensive than the last.

$0

Voided Warranty

Most manufacturer warranties require documented annual maintenance. No records, no warranty - we've seen plenty of $3,000 claims denied for this.

Maintenance Plans

Three Plans, Pick What Fits

We don't believe in 12-tier "ultra-platinum" pricing games. Three honest plans, clearly different, easy to compare. Cancel anytime - we don't lock you in.

What's Actually On The List

The 28 Things We Actually Do

"We tuned up your AC" usually means a tech glanced at it for 20 minutes. Here's the actual list we work through on every maintenance visit. Documented, signed, given to you on paper.

Cooling Side 14 Points

  • 01Refrigerant superheat & subcooling measured against manufacturer spec
  • 02Outdoor condenser coil cleaning (rinsed clean, not just blown off)
  • 03Indoor evaporator coil inspected for cleanliness and biofilm
  • 04Condensate drain line cleared and treated
  • 05Condensate float switch operation verified
  • 06Capacitor microfarad reading checked against rated value
  • 07Contactor pull-in voltage and contact wear inspected
  • 08Compressor amp draw against nameplate
  • 09Condenser fan motor amp draw and bearing condition
  • 10Indoor blower motor amps and wheel cleanliness
  • 11Total external static pressure measured at air handler
  • 12Temperature split across the evaporator (supply vs return)
  • 13Filter condition and proper sizing verified
  • 14Thermostat calibration and programming check

Heating Side 14 Points

  • 15Heat pump reversing valve operation in heat mode
  • 16Defrost cycle verification and sensor resistance
  • 17Auxiliary heat strip sequencer operation and amp draw
  • 18Heat strip lockout and outdoor temp sensor verified
  • 19Gas furnace heat exchanger crack inspection (visual + camera)
  • 20Gas burner inspection, cleaning, and flame pattern verification
  • 21Flame sensor microamp reading vs spec
  • 22Gas valve pressure check (inlet and manifold)
  • 23Hot surface igniter or pilot assembly inspection
  • 24Inducer motor operation and pressure switch verification
  • 25Heat-mode temperature rise measured against nameplate
  • 26Limit switch operation and high-limit setpoint verified
  • 27Combustion analysis (gas furnaces) - CO & flue gas check
  • 28Carbon monoxide detector reading at supply registers
When We Show Up

Spring & Fall - Right Before The Hard Use

Maintenance only works if it's done before the system needs to perform. We schedule tune-ups so your AC is ready before the first 95° day and your heat is ready before the first hard freeze.

Spring AC Tune-Up
March - May

Before Texas summer hits, we run the cooling-side 14 points plus a full clean of the outdoor unit after a winter of leaves and dust. The goal is to walk into June with a system at peak efficiency, ready for 100°+ days.

  • Refrigerant charge verified after winter dormancy
  • Condenser coil deep-cleaned (most-skipped item in the industry)
  • Condensate drain treated before summer humidity overwhelms it
  • Blower wheel and indoor coil inspected for dust accumulation
  • Capacitor tested - the #1 summer failure point caught early
Fall Heating Tune-Up
September - November

Before the first hard freeze, we run the heating-side 14 points. For heat pumps that means defrost board and reversing valve. For gas furnaces it means heat exchanger inspection and combustion analysis. The goal: zero surprises on the first cold night.

  • Heat pump reversing valve and defrost cycle verified before need
  • Heat exchanger crack inspection on gas furnaces (CO safety)
  • Burner cleaning and flame pattern check
  • Auxiliary heat strips tested - critical for bill management
  • Thermostat reviewed for heating-season schedule
Maintenance Plan Q&A

Common Questions, Plain Answers

How much does an HVAC maintenance plan cost?
We're intentionally not putting prices on this page because we adjust them annually with parts and labor costs, and we don't want a stale number out here misleading anyone. Call us and we'll quote you in 60 seconds. What we can tell you: the Comfort plan typically pays for itself in extended system life alone, before you count the repair discount or the priority scheduling. We wouldn't sell it if it didn't.
What does the "15% discount on repairs" actually cover?
Any repair we do on the covered system - parts and labor both. Capacitor replacement, contactor swap, motor replacement, refrigerant top-off beyond what the plan includes, control board, thermostat - all of it. The discount doesn't apply to new system installs (different conversation entirely), but if you're paying for any service call, the discount kicks in automatically.
Can I cancel anytime, or am I locked into a year?
Cancel anytime, no penalty. We bill annually but if you cancel partway through, you've already received whatever visits have happened and you're not on the hook for the rest. Our position: if the plan isn't worth more to you than it costs, we're not doing our job. We don't need a lock-in to keep customers.
Do you actually do all 28 points, or is that marketing?
All 28. Documented and signed on the visit report we leave with you. The honest truth is that "X-point inspection" is a marketing trope in HVAC - some companies list 35 items and skip half. Ours is a real list, the items are the ones the manufacturer publishes for annual maintenance, and the report gives you something to point at if there's ever a warranty dispute.
My system is brand new - do I really need maintenance plans?
Yes, and here's the part nobody mentions: most manufacturer warranties require documented annual maintenance. If your $9,000 system fails in year 6 and you don't have maintenance records, the manufacturer can deny the claim. We see it happen. The Essential plan is the cheapest way to keep your warranty intact - and frankly, year-2 and year-3 catches are where we save people from year-7 disasters.
What if I miss a scheduled visit?
We'll reach out when it's time to schedule, work around your calendar, and reschedule freely. You won't lose the visit. If you miss the whole year - life happens - we'll roll the next visit forward and just pick up where we left off. We're not running a punishment system, we're running a maintenance program.
Do you do maintenance on systems you didn't install?
Yes, almost always. The first maintenance visit on a "new to us" system is a slightly deeper baseline - we want to understand what we're working with, what the previous owner skimped on, and what we should keep an eye on. After that it's the same 28-point routine as everyone else.
What's not included in the maintenance plan?
Repair parts beyond what the plan specifies (capacitors, contactors, motors, control boards) are billed separately - though always with your plan discount applied. Refrigerant beyond the included amount (1 lb Comfort, 2 lb Total Care). New equipment installs. Duct cleaning. Major repairs are still repairs - the plan covers the discount and priority scheduling, not unlimited free fixes. We try to be clear about this on day one because nobody likes surprises.
