Sometimes the fix is a $200 part. Sometimes the unit is past saving and pouring more money into it is the wrong call. Here's the honest framework we use.

Under 8 years old, single issueRepair almost always. Thermocouples, heating elements, gas valves, igniters, pressure relief valves - these are routine parts and the rest of the unit has plenty of life left.
8 to 10 years old, minor issueRepair, but start budgeting for replacement. The unit's in the back half of its life. Don't pour a major repair into it.
10+ years old, anything seriousReplace. The 50% rule: if the repair costs more than half a new install, replace it. You're not buying years, you're buying weeks.
Tank leaking from the bodyReplace immediately. A tank leak is a failed tank. Patches don't work. The clock starts the moment we see standing water at the base.
Rusty hot water with no obvious leakOften the tank is corroding from the inside. Sometimes salvageable with an anode rod swap if caught early. Usually replacement.

How fast can you get out for a no-hot-water call?
Most water heater repair calls in our service area get same-day attention - usually within a few hours. A leaking tank gets prioritized over a "lukewarm output" call. We'll give you a real ETA when you call, not a 4-hour window we hope to hit.
What does a typical water heater repair cost?
Most common repairs - thermocouple, igniter, heating element, gas valve, pressure relief valve - land in the $200-$500 range parts and labor. Flushes and minor service calls are less. Anything we'd quote over that, we'll tell you up front whether the repair is worth it on a unit your age, or whether replacement makes more sense.
My water heater is leaking - how urgent is that?
Depends on where. A drip at a fitting, the T&P valve, or a supply connection usually isn't urgent and is often a $100-$200 fix. Water pooling under the tank means the tank itself is failing - shut off the cold water supply at the unit and call us right away. A leaking tank is a replacement, not a repair.
My pilot light keeps going out - is the unit done?
Not necessarily. The most common cause is a failing thermocouple - cheap part, 30-minute fix. Other causes: clogged pilot orifice, draft issues, or a flame sensor problem on newer electronic-ignition units. We diagnose before we recommend - some "pilot won't stay lit" calls are $180 fixes, not full unit failures.
How long do water heaters actually last in Central Texas?
Tank units: 10-12 years on average in our area, sometimes 8-9 if water is hard and the anode rod was never changed. Tankless: 20+ years with annual descaling. Our water is mineral-heavy enough that maintenance matters more here than in softer-water regions. Skip flushes, and any water heater dies young.
Should I just replace it instead of repairing it?
Honest answer: if your unit is over 10 years old and the repair is more than half the cost of a new install, replace it. You're not buying years, you're buying months.
